  1. Prepare a Market Analysis at initial meeting to recommend and determine best price for current market with written estimate of seller expenses and proceeds.
  2. Create a home feature sheet highlighting your homes best features for distribution on showing.
  3. Take digital color photos for internet marketing.
  4. We will submit your listing into both, MiRealsource and Realcomp , multiple listing services within 48 hours. Over 14,000 REALTORS® locally will know that your property is for sale!
  5. Add additional exposure through a professionally installed sign.
  6. Obtain key and/or install lockbox to facilitate more showings.
  7. Present agency representation alternatives for you, both as buyer and/or seller.
  8. Offer staging advice, if desired, as to changes/improvements needed to enhance the home's appearance to buyers.
  9. Give you TLC calls to keep lines of communication open.
  10. All calls from signs or advertising will be directed to us so that they can be more effectively handled.
  11. Follow-up with all sales agents that have shown your home for their clients' responses and their response.
  12. Discuss and promote your home daily through contact with other top agents in the area.
  13. Mail all copies of ads and promotions to you.
  14. Hold open house a minimum of once a month when beneficial or necessary.
  15. Write ads and submit to Homes Magazine, local or Detroit Free Press.
  16. Schedule a consultation interview of marketing efforts and activity if desired, periodically updating you as to any changes in the market, prices, interest rates, new listings on the market and recent sales.
  17. All showings are set by appointments through our office.
  18. Represent your best interest upon the presentation of all contracts, by cooperating brokers, and to help in negotiating the best possible price and terms.
  19. Review all forms, purchase agreements so you understand the fine print.
  20. Order title work, payoff letters... maintain follow up and keep you informed after contract accepted.
  21. Provide and review complete closing package with you prior to closing.
  22. Attend closing with you and deliver your proceeds check.
  23. Follow up with you after closing.
